The inspection is where the marketing copy meets reality. Schedule it and attend in person if at all possible. A good home inspector will walk you through what they are finding as they go, and those few hours will shape your understanding of the home for as long as you own it.
Negotiation works best when it is quiet and well-prepared. Before you make an offer, find out how long the listing has been active. A listing that has been relisted after a cancellation is a fundamentally different negotiation than one that just hit the market at an aggressive price.
For buyers with the financial cushion to handle a repair bill without panic, this market is more navigable than the headlines suggest. The homes that are priced correctly for current conditions are still moving. They are moving to buyers who showed up prepared.
Real estate rewards preparation more than it rewards timing. The market does not wait for the ideal moment, and neither should buyers who have done the work. Check up-to-date property listings and see whether what is available matches what you have been planning for.
